Housing is fundamental human need & home ownership is long held best pathway to that. To use imbued value of owner occupier as a premise for taxation naturalises housing as investment. How perverse to posit this as fair rather than dropping negative gearing for investors.
The gap between owners & renters, based on imbued value of not paying rent, shocked me.
However, it doesn't take into account interest paid (real cost of home), or insurance or council rates.

Setting up home ownership as the straw man in the housing crisis is just so perverse when we know negative gearing and CG tax breaks have led to housing affordability crisis and government failure to shortfall in social housing.
