This is already case law in NJ. IZ generally needs to be paired with an upzoning or some form of variance relief here.

Advocates just bullied Jim McGreevey into opposing the Turnpike extension and endorsing bus lanes for JFK Boulevard. It takes work but it’s doable.

It’s going to take junking our older politicians and getting younger officeholders from diverse backgrounds tailor-made for their consistencies to win in large numbers.

That’s how Trump pulled off 2020. It’s how Zohran won in 2025. It’s how Dems can win in 2026 and 2028.

I mean we can just keep refreshing the working class with more immigrants. As people are upwardly mobile, just keep having more newcomers behind them.

The places that resist these things are affluent places hoarding opportunity. Poll actual working class communities and you’ll find more open-mindedness to this stuff.

It’s our job as policymakers to educate the public. If they don’t get that, it’s on us, not them.

Yeah, so let’s sell people on municipal shared services and consolidation. I see politicians paying lip service but not embracing the big structural change required to fix these things.
(Also the rent is too damn high in train station towns, and that’s due to not enough housing.)

I mean it’s incumbent on politicians and policymakers to communicate and sell solutions to the public. That’s what it means to be an elected official. Anyone doing anything less is failing the test.
